ROLE OVERVIEW
As a Tenant Improvement Design Manager, you will act as the primary liaison and advocate between our client and the owner, throughout the development of their Las Cruces data center campus. You will be embedded as a trusted partner, responsible for managing all tenant-driven changes and ensuring the client's interests are protected from a design, cost, and quality perspective.
This is a client-facing role requiring a high degree of autonomy and professional judgment. You will be accountable for navigating the complexities of a large-scale development, facilitating clear communication between the tenant and the developer, and providing the expert guidance necessary to drive successful outcomes. This position demands a leader with deep technical expertise in construction management and an exceptional ability to manage sophisticated stakeholder relationships.
KEY RESPONSIBILITIES
- Serve as the single point of contact for the tenant and client, managing all communications, requests, and approvals with the core development team.
- Lead the end-to-end change management process, including the evaluation of design documents, assessment of cost and schedule impacts, and negotiation of change orders.
- Provide rigorous oversight of design and construction activities to ensure alignment with tenant requirements, quality standards, and approved specifications.
- Develop and maintain strong, collaborative relationships with tenant leadership, developer project managers, architects, engineers, and other key stakeholders.
- Prepare and deliver clear, concise, and accurate status reports to the client, detailing progress, financial standing, risks, and key decisions.
- Proactively identify, track, and resolve issues, conflicts, and discrepancies between tenant needs and developer execution to protect client interests.
- Conduct regular site visits to the Las Cruces campus to monitor progress, validate quality, and facilitate the resolution of field-related issues.
QUALIFICATIONS
- 10+ years of progressive experience in construction project management, with a strong background in owner's representation or tenant coordination for large-scale projects.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related discipline is preferred; equivalent professional experience will be strongly considered.
- Demonstrated expertise in managing the design and construction of complex commercial interiors, technology spaces, or corporate campus environments.
- Proven ability to serve as a primary client liaison, with exceptional communication, presentation, and negotiation skills tailored to executive-level stakeholders.
- Deep technical knowledge of the change management process, cost estimating, value engineering, and the review of construction drawings and specifications.
- Experience working effectively in a remote or hybrid capacity, demonstrating a high level of self-direction, discipline, and accountability.
